A Norwegian lease worth up to $8 billion for one AI lab

Bitdeer disclosed on 4 August approximately $4.7 billion in contracted revenue over an initial 16-year base term for an AI and HPC data centre lease in Tydal, Norway, with a total contract value reaching $8.0 billion if an 8-year extension is taken. The entire 121 IT MW is to be configured for Nvidia GPUs, for what is described as a leading AI lab.

Sixteen years is the number to look at

Not the eight billion. A sixteen-year base term on GPU-configured capacity is a bet that the tenant will still want this specific building, on this specific grid connection, across roughly four accelerator generations. Nobody signs that because they are confident about hardware; they sign it because they are confident about power.

Norway is the explanation. Cheap hydroelectric supply, a cold climate that cuts cooling load, and — critically — an interconnection process that resolves in less time than the American one.

One tenant, unnamed

The whole 121 MW goes to a single lab. That concentration is worth noting on both sides of the deal: the developer has one counterparty for sixteen years, and the lab has committed to a single site at a scale that makes relocation impractical. It is a marriage, not a lease.

The same week, a different shape

Axe Compute announced agreements on 17 August with Duos Technologies for 55 MW across multiple US locations, over $500 million in expected aggregate payments, plus non-binding term sheets under which Axe would hold 49% of the equity. Smaller, spread across sites, and blending offtake with ownership — the structure you use when you are unsure which site will clear its interconnection queue first.
